Hello dear forum members,

I am an absolute beginner when it comes to "building" and before I turn to local professionals, I want to get some information from you.

I have bought about 1500m² of land. It is located on the edge of a village and is an undeveloped area. However, paved public roads run past the property. So far, this land has been used for agricultural purposes. The nearest house is about 250-300m away.

At first, I only wanted to build a storage hall for machines including some boxes for my horses on this property. But recently it turned out that my current living situation (rental agreement) will change (owner’s own use, not urgent, I should move out by mid-2016). Then it occurred to me that I could combine living and the small agriculture and build a residential house with an adjoining stable or the storage hall. And also a workshop with storage space for my side business.

As a farmer, you are privileged when it comes to building and the stable/storage hall would be approved (there is already a construction plan). But how does it work with the residential house in this location? I think the development costs are clear, that I have to bear them. But is it even possible to have it developed there? Is it always possible if I own a property? Or are there requirements, conditions, etc.?

Can you answer these basic questions or do you have a tip where I can read about this? Next week I want to go to a professional and present myself with this information.

At the building authority, they can give you the answers. Where agriculture is permitted, it is by no means building land for residential purposes. So it may be that you have to forget the idea. Furthermore, the utility lines may not work because of too long distances, so the ratio to the costs is not reasonable.

You don't need them for mountain hall, horse stalls also water/sewage? Electricity anyway. Otherwise, yes, building authority, municipality ... they will help you there.

I would first ask whether there is water on site and how far one has to dig before one can tap into it?

Land without water is hardly worth anything. The horses will die of thirst.

It will probably not be a simplified procedure. It is possible that the district office will refuse, then you can only camp there or place a few 20" containers, remove some slabs and connect all the containers.

Disadvantage: the heat in the containers during summer.

Off to the building authority to clarify whether the site can be used for residential purposes.

And do not overlook the costs regarding development.
