Hello everyone ... I am Nina and new to the community, I have a few basic questions - I hope for solid legal knowledge: I want to build a house together with my partner. We have already looked at a plot of land near our city that is advertised. What do we need to get started? That is, how do we have to begin, which authority? Are we bound by regulations or can we build our house stone by stone, plaster it and finish it - we come from the new federal states and know the matter from our parents who did not know any rules and regulations. We want to build the house ourselves because a family friend is a mason and has experience with house building. Can one create a drawing for the house oneself and have it approved by an architect? I am grateful for any tips on how to best approach this. We want to incorporate our own ideas (fireplace, etc.) ourselves. Thanks for all the answers ... and best regards from Thuringia Nina

Building without regulations? That was once... there are plenty of regulations. If you want to build walls yourself, I would advise you to leave the planning to an architect. And then possibly hire an external site manager to keep an eye on you. Otherwise, if you have little knowledge yourself, it can end up being a money pit. You try it yourself, and then give up after 10 months, or miscalculate. Own contributions are usually overestimated.

What you need is a comprehensive consultation and this forum cannot provide that in one answer! Read through the HBF here, many questions will be answered by that and no one here is allowed to give you "legal" advice, as in Germany this is exclusively reserved for consulting professions.

What you should start with is visiting an architect of your choice and discussing with him. You are also not allowed to build without that, because only he is authorized to submit building applications.
