well, so far we have managed without one. We are also very satisfied with the developer and the construction manager (as are the co-owners and neighbors involved in the construction). It is purely about the acceptance.

I always find it fascinating: people buy a house for a lot of money and then it’s supposed to fail over a few euros at the handover? We have also always been satisfied with the construction manager until now... everything always looked good. And yet an expert sees things that we as laypeople simply cannot assess or see. One doesn’t have to assume that everything is bad, but I think you shouldn’t approach it so naively (looks great, we’re satisfied). Quite honestly: we did not involve an expert, and in the end we would have been glad if a neutral party had discussed things for us.

We did not have any major defects, or rather do not have any, but there were small annoyances that we had to argue about very laboriously, and one issue remains unresolved to this day.
As a builder, you are simply in a damn bad situation, since you hardly have any expertise.

We built with a high-priced company, whose reputation is worth a lot. But the site manager kept trying to talk us out of the complaints.
