Building inspection by a construction expert, what exactly happens during it?

Hello

we are currently wondering how important it is to include a [Bausparvertrag]. Can it see so much more than we do during an inspection?

One is already considering saving the costs and approaching it with common sense.

What does a [Bausparvertrag] do during the inspection? Does it also measure something?

He definitely also sees things that you as laypersons cannot see in that way.

Although I would recommend hiring him already during the construction phase.

We will do it that way as well, or rather, we have already had our construction service description and contract checked like this.

Calculate around €3,000 all together for this, but with the biggest investment of your life, I wouldn’t want to save money in the wrong place.

Hello

well, so far we have managed without one. We are also very satisfied with the developer and the construction manager (as are the co-owners and neighbors involved in the construction). It is purely about the acceptance.

For us, it is difficult to decide whether to do it or not.

Can you professionally assess whether everything is in order?

As I said, I wouldn't save on that myself. Even the best make mistakes.

Whether it's worth it to you, of course, you have to decide for yourselves.

I always find it fascinating: people buy a house for a lot of money and then it’s supposed to fail over a few euros at the handover? We have also always been satisfied with the construction manager until now... everything always looked good. And yet an expert sees things that we as laypeople simply cannot assess or see. One doesn’t have to assume that everything is bad, but I think you shouldn’t approach it so naively (looks great, we’re satisfied). Ultimately, it is your decision and I hope you don’t have any problems afterwards. My home is too expensive for me to just accept it like that.

Quite honestly: we did not involve an expert, and in the end we would have been glad if a neutral party had discussed things for us.

We did not have any major defects, or rather do not have any, but there were small annoyances that we had to argue about very laboriously, and one issue remains unresolved to this day.
As a builder, you are simply in a damn bad situation, since you hardly have any expertise.

We built with a high-priced company, whose reputation is worth a lot. But the site manager kept trying to talk us out of the complaints.
