Building in the 2nd row, development costs

Hello..

I am interested in a plot of land that is located in the 2nd row. The plot will be divided and registered in the land register, an access road will be constructed.

The house is to be built 30m from the beginning of the plot. Has anyone built in the 2nd row and what costs should I expect for the development, since it is 30m?

I believe Telekom is always a flat rate of 800€. The rest depends on the city. Electricity, gas, water depend on the provider. If everything comes from one source, around 10k. If each one comes separately, it can be expensive. On the respective websites, you can usually find calculators or data sheets regarding the costs.

We paid about 10,000 for drainage and construction road (gravel) of similar length.

7,000 went to the municipal utilities+telecom for the house connections.

General note for rear properties:
Ask early about the depth of the sewers in the street. If they are not particularly deep (or if your property is below street level), there will be problems with drainage. For long distances, there must be a height difference for drainage purposes to ensure a slope.

Hi we are currently planning something similar. We have 60m to the property. We can rely on a very cheap offer (Bekannter Tiefbauer) and come to 18,000€. 30,000€ as a worst-case consideration can be applied here.

Were those the costs you had to pay to the municipality or to the civil engineer you commissioned?
