Hello everyone, we want to build our house in Elmenhorst/surroundings. After some research, we came across houses from the companies Elbe-Haus and Flößner. We are already going for personal meetings next week. Now I am looking for positive/negative experiences with the companies. One more question: is it more sensible to buy a plot of land directly with a building commitment if I like the models and it is financially feasible or rather separately? We are venturing into completely new territory, so please forgive any "stupid" questions. The builder7

That cannot be answered that easily...

First of all, you have to keep in mind that it is very likely that you will have to pay the real estate transfer tax (RETT) on both the house and the plot of land in this constellation – the tax offices are hardly lenient in this regard. Furthermore, you should "never" commit to a provider just because of the plot of land; other mothers also have beautiful daughters!

I can only seriously recommend this construct if you have checked the provider beforehand (bank/Creditreform/guarantor, etc.) and have been named as reliable from an external source (go additionally to new development areas and ask the builders there; without the seller being present, they will give you truthful information) and if you can also manage the higher RETT. It’s not just about the plot and the house – you also have to consider ancillary building costs amounting to around EUR 35,000... and you will probably want to treat yourself to one or the other extra; so plan enough cushion.

How such a deal can turn out: we are currently advising two families who "only" decided for one provider "X" because the plot was so nice... since the start of construction in January this year, only the basement, ground floor, and upper floor stand. The costs (provision interest/rent) quickly get out of hand... and now it is also getting significantly more expensive.
