3) Why the obsession with expert opinions at all?

My main concern was that the landlord is responsible for the floor. Our financial planning does include a buffer, but if it already starts with the floor and we incur significant additional costs as a result, we would have a problem and a bad feeling right from the start. However, since for us BT = landlord and we are only buyers, the issue is resolved :)
