There should be a zoning classification according to §35!?

What does it state?

If it factually has the function of a residential building, this does not automatically mean
that it may be used according to WA (general residential).

But this can also still vary depending on the state.

Hello everyone,

first of all, many thanks for the answers.

Now, the question that arose for me secondly is what exactly "for the appropriate use" means.
Does that also include "only" chickens? Is it always in a business context, i.e. commercial?

The location is in NRW.
The traffic reference value is 115,000€.

You might also be able to raise chickens. But yes, there has to be a commercial interest behind it. To what extent, no idea. You can see from the price that it’s not just an ordinary property. You can’t just buy a cheap barn in the field and then play our little farm. Otherwise, everyone would do it and Germany wouldn’t have any uninhabited land left.

As a rule, one must be primarily engaged as a farmer, etc. pp and be a member of the corresponding chambers, or be a direct descendant of such. Otherwise, the privilege to live in the protected outer area expires.

Have you already asked at the [Gemeinde]? Your friend and helper should be the [Bauamt]. 100 k doesn't really sound like a field. But also not like a building plot. Do you want to remodel or demolish the house? Read the appraisal first. It may also contain usage conditions and land register entries.
