Building a house with a low Schufa score

Good morning everyone,
A short introduction about us
I am 35, my husband is 34, and our daughter is 4. We plan to build a house.
Income: Me: 1600, Husband: 1700/1800, Child benefit: 204
We already have a plot of land (no costs). The house is roughly planned, and we are waiting for the written offer from the builder to submit it.
Costs: 212,000€ + 77,000€ incidental costs = 289,000€
We have equity of 45,000€

However, we have a Schufa score of 89 (me) and 85 (husband). According to the report, it only contains what we have: a small consumer loan of 3000€ to be paid off next year, current account and savings account, our daughter's savings account, one credit card with a limit of 2000€, and two mobile phone contracts.
Will we get financing with such a low score? Does anyone have experience with this? Schufa stated that there are only positive entries (for both), but the score is just low.

First question. The costs seem somewhat strangely divided. €212k for a house? Sounds incredibly cheap. One should expect at least €2,200 per sqm. The additional building costs amounting to 30% seem very high to me. If you have €45k in equity, just pay off the €3k loan in one go. Then your score should improve.

First of all, I would basically pay off the consumer loan. The next step would be to go to the local bank and speak openly there. Is a credit card limit of that amount necessary? Otherwise, please thoroughly go through the construction service description, something is surely missing. I would then calculate with 320k. For that, you have to, for example, deduct the kitchen from the bar equity, as it is often not financed. Therefore, I think you would end up with a total loan of 300K. The advantage is that the existing property also counts as equity. That seems feasible with a monthly income of 3500€.

The low score could also be due to the residential area, right? The property is still the hereditary leasehold property of the parents? It should then not count as equity, should it?

The amount of the credit card limit has no influence on the Schufa score. I have three cards with limits between 6-8000 euros. It has no effect. Especially if you travel often, a credit card with a somewhat higher limit is necessary (rental car, etc.). When applying, the score may drop slightly, but through regular repayment of the credit card bill, it normalizes. It is similar with this small consumer loan. You can read about it in relevant forums if necessary.
