Build first, then demolish?!

Hello dear community,

firstly about the initial situation: I am the owner of a plot of land from my grandmother. She has a lifelong right of residence. The plot is 840 m² in size. My grandmother lives in a small house.
We had now thought about building a house there. However, that would unfortunately also be very small due to the building regulations. Now we considered building a larger house with a granny flat, which would not comply with the minimum distances between the old and new house. My question is, would that be possible if the building authority knew that the old house would be demolished afterwards? Demolishing it beforehand is not possible, because my grandmother cannot live on the street.

Unfortunately, I am not familiar with whether the house must be demolished first before you get the building permit. If not, I would just build it first and then demolish.

These are always such questions when newcomers come up with concerns that are quite difficult to assess from the outside.

Surely there are experts here who might have experience with this.

My first step would be to casually talk to the building authority and gauge the tendencies. I can well imagine that you will need an architect for this.

So less confrontation, seek an amicable agreement. To be able to build properly right away, maybe consider temporarily relocating grandma elsewhere. How fit is she? Care level?

Why should that not be possible. Building permit with the condition of demolishing the old house by xx.xx.xxx.

It could only be technically difficult if there is little space. Also with regard to the supply lines or the drainage lines. But that goes into the details.

Talk to the building authority or submit a preliminary building request – although I always prefer talking.
