Budget plot and building with basement

Good day,

so we had already asked this question a year ago, but with very different conditions.

First the facts

-M 30 with €1850 plus approx. €2000 special payment
-F 27 civil servant with currently €2400 (due to desire for children (3x) in about 3 years permanently approx. €1900 because then 3/4 position)
-Plot of land 530 m2 available and paid off (repaid with €100 monthly as building savings contract)
-Building location Münterland
-Planned are 150sqm to 160sqm 2 full floors gable roof with 4 bedrooms and office, on the ground floor without basement with architect in solid construction
-Construction start 2016
-Cost estimate at move-in €300,000 Planned are all costs for house incl. incidental construction costs and outdoor facilities for approx. €15,000
- Electrical work as own contribution
-Interior furnishing kitchen/living room should be financed in furniture store (possibly 0% financing) and not included in the house loan

I hope everything needed is listed! A local architect who makes a very down-to-earth and committed impression assumes that we can also manage our building project with a total of €270,000.

I still have a few questions for you:



Special payment monthly or per year? If per year, then you can safely disregard it, because it will be gone faster in one or the other year than you can count to 3. If monthly and permanently achievable or already reached over a longer period, then you could or at least part of it could be included in the household budget.



Is the 3/4 position with then maybe 3 small children actually realistic or rather 50%? However, I do not want to say that this is not possible. We both also work full-time (but only with 2 small children), the question is only whether you want to calculate with 75% from the beginning? Do I understand correctly that your wife wants to work again when the children are 3 years old? What about until then, when no more parental allowance is paid?



What is supposed to be done with the outdoor facilities? I consider that ambitious!



What exactly do you want to know now?
Whether you can manage it? For that, information about expenses including future additional costs with children is missing.
Or do you want to know if the €270,000 could be enough? I would rather calculate with €300,000 given the above parameters for the house including incidental construction costs + outdoor facilities and even that is not excessively much.

Hi.

So the bonus payment is annual.. So it might be missed once.

My wife and I want 3 children. She also wants to work again after maternity leave. It will stay around 1900 in the future.

The outdoor facilities were initially just a value and not calculated exactly.

My question is possibly whether someone in a similar situation has also built or would build and whether one can manage with the 300000.

We are at 400,000 euros including basement... but 1.5 stories and 40 sqm more living space. Garage not planned?

100 euro repayment for the land? How long does the repayment take?

Additional construction costs can be relatively low, for example 25,000, but they can also surprisingly cost 50,000. I do not see the buffer in your calculation that could cover this. Besides, you also pay a monthly rate for a 0% furniture financing. For furniture and buffer, it's better to have liquid funds under your mattress ;)

Therefore, I advise you to write down your costs, including those that will arise (3! children), and calculate the possible rate.
