Budget 170,000€/Plot/Prefabricated house from B.O.S - feasible?

Dear Sir or Madam, I am currently considering whether to buy an existing property or to opt for the alternative "expansion and prefabricated house". No plot of land is available yet. As a prefabricated house manufacturer, one often reads good things about Bien-Zenker or B.O.S. At the moment, there is an offer house "Solution 100 Variant 3 (offer house - €68,802)". The budget including land (approx. €40,000) and additional construction costs amounts to approx. €170,000. This leaves approx. €40,000 - €50,000 (including a €10,000 OBI voucher) for additional construction costs and further development. Since the additional construction costs alone can easily amount to approx. €35,000, the question is whether such a project would be feasible within this budget at all.

Perhaps there is someone here who has experience with a similar budget and the expected costs.

Hello Webtix,

You have surely seen that the price of the offer house Solution Variante 3 for EUR 68,802.00 EUR is from the top edge of the base slab?

That means the base slab and everything that goes with it is also to be added. This already significantly reduces your ancillary construction cost budget.

Also, interior walls, stairs, and the complete installation are to be paid for separately in addition to the "normal" interior finishing – I fear that will be tight with the budget...

We have double the budget and at the moment we don't even get a carport or garage for it. The entire budget goes towards the land (OK, that is twice as expensive as yours), the house, and additional construction costs.

With €170,000 for everything, it won't work.

Hello Webtix, you can't get a house in Germany for 170,000 euros. There are already plenty of posts in the forum about the costs, with about 1500,-€ / m² currently considered the lower average.

Apart from that, I always wonder, who are the people that can finish a shell house themselves? Rich heirs who don’t need to work anymore - but they could just have the whole place done at once, right? Unemployed - but they actually don’t have the money? A large family with 5 older boys who all help out after school? Sprightly retirees - but they have to be very spry? Who?

Thank you very much for your contributions. I have already chosen a used property, but wanted to get a feeling from the other perspective before I regret not having considered a new build. I am currently a single, well-earning 24-year-old who does not want to "waste" the currently low interest rates on a rental apartment...

Absolutely not feasible for 170,000. Not even if the property already belonged to you. Forget that quickly!
