Hello,

we are about to purchase a building plot through a real estate agent. The plot was offered through a real estate agent and I have only had contact with the seller through this agent.

The offer from the real estate agent includes the following sentence

Commission for the buyer 5.95% incl. statutory VAT

I find that quite reasonable for me as a buyer. Somehow I thought that the commission of the real estate agent is shared equally between buyer and seller.

Or is it correct that I as the buyer bear the full 5.95%.

I would be grateful for any information.

What does the announcement say? You read that beforehand. You can try to negotiate.

The seller pays their commission share at the same rate. The broker makes a good profit from you.
When buying, the rule is always: the one who hires the broker bears the costs. Unless 50% of the costs are passed on to the buyer.
Any other arrangement to your disadvantage is illegal. And 10% plus VAT is not yet unscrupulous.

So close your eyes and get through it if you want the property. The purchase price is probably low? And then the effort for the broker must also pay off – hence often a higher total commission.

Thanks for the info. It is what it is. However, the land price is not that low. After all, 160 thousand.
