Broker fees and notary costs for own property

I greet you,

a quick question, we already own a plot of land on which nothing is built yet, only grass but it is developed. If we have a house built on it by a developer, then there shouldn't actually be any broker fees and notary costs, right?

Hello everyone,

we have now completed the land purchase and have the final invoice from the notary here. In this forum, there is always talk of about 1.5% notary costs. I have just summarized all invoices and come to over 2.8% notary fees, we did not expect that much. What could be the reason? The land charge registration?
So, our land cost €86,015 and we have a total of €2,426.54 notary costs.
So, nothing with 1.5%.

Yes, that is due to the mortgage registration. I also calculated the 1.5%. That doesn't get me there either. Additionally, I had included an item for financing costs. In my opinion, the mortgage registration should rather be included there.

I also have the feeling that the lower the price of the property, the higher the percentage of the notary fees, since some items, such as recording fees and postage, are set as flat rates.

These unexpected additional costs will fade during the course of the construction. One wishes everything would only be that much more expensive :)
