Hello,

I have a quick question. How much does one floor roughly cost? That is, if everything else is the same, what is the difference between 160m² on one, two, or even three floors?

I know you can’t say exactly, I’m just interested in a rough estimate.

Best regards
Daniel

that is unfortunately not very helpful now. I understand that you can't say that in general, but for house construction costs, there is also a rough estimate (1500-2000€/m²), and unfortunately I don't know whether it's a few thousand euros more, or 20% more, or even 80% more. that's why I would have simply been interested in a "rough estimate" benchmark.

Hello Daniel,

No one can answer that, not even "roughly"

Basically, you can calculate with €1,500.00/sqm of new living space (LF). In addition, there are costs for statics, covering the underlying residential unit, scaffolding, equipment, roof truss removal, and so on ...

First of all, you should clarify whether the existing building structure even makes adding floors appear sensible.

Best regards

I'm sorry if that wasn't clear in my question, I meant for a complete new build. So if I build new, what is (approximately) the cost difference between building 160m² on one or two floors? Or are the additional costs negligible?

Hello Daniel,

Pure 160 sqm/living space costs as a KfW 70 efficiency house on a slab and one-story single-family house about EUR 240,000. The same living space realized on one level costs roughly 30% more; in addition, you also need an appropriate plot (building window) and the construction of a bungalow must be permitted on it.

If a bungalow is to be built, the figure in the bottom right is always larger than for a comparable "normal" single-family house. This is due less to the larger slab than to the larger roof area.

Kind regards
