Basement too large? Minimum construction height 9.50m

Hello forum ;o}

we have actually finally decided on a plot (actually)! There isn’t much choice where we are, and we don’t want to move away either.
So, plot. 220sqm / minimum building height 9.50m!
Originally, we wanted to build two full stories with a basement (town villa).
Ideal room layout / usage we could easily manage with 4 rooms and about 130 sqm + full basement (hobby/work room).
But now the problem with the minimum building height arises!!!
Build 3 stories without a basement? That would be more expensive than 2 stories with a basement, right?
Without a basement, we would need a utility room on every floor and the cool basement wine in summer would be lost. Hmm....
The garage will definitely have to be extra large then...
Also, I will have to switch to an electronic drum set!
Does anyone understand my torn feelings and/or have an idea about this story?

Hello Peddie,

You can increase the roof pitch, you can increase the room heights to e.g. 2.65 m, you can let the basement protrude 0.5 - 1 m, distribute the excavated soil, and save on disposal costs, etc.

But such a tiny plot doesn’t offer many options, you will have to build a semi-detached house anyway and align yourself with the neighbor. There’s no space for a large garage there anyway ;)

...no space anyway! Well, we just think in different dimensions ;o}
could already plant a 9m x 3.25m garage on the side of the house, since 2.5m must remain free anyway because of the building window.

-> DISTRIBUTE the EXCAVATED EARTH from the "high basement"? and then raise the property (the small garden) (possibly to the entrance level of the house?)? or how do you mean that?

How is the neighbor building? Just make a small sketch with [property and house dimensions] and post it here.

So to shed a little light on the obvious darkness: We would be extending an already built semi-detached house which is basically (for me as a still novice) a shed roof house with three full floors! The third floor on the high side of the 3rd floor is approximately 3.20m high and then slopes down to normal room height with the roof pitch! I actually never wanted a house like this ;o( I hope now the matter becomes a bit clearer / I don’t understand this development plan either! Best regards Peddie
