Basement - Offers diverge

we plan to build a split-level pitched roof house with a half basement. We have received a few offers and the prices range between 19,000 EUR and 50,000 EUR. Unfortunately, we are quite inexperienced when it comes to this matter, and the offers are difficult to compare due to the lack of description of the basement. What should we pay special attention to, and how much will such a basement approximately cost? The house has a footprint of 11 m x 10 m and the north part is to be basemented, approximately 11 m x 5 m.

we are planning to build a staggered shed roof house with a half basement. We now have a few offers and the prices vary between 19,000 EUR and 50,000 EUR. Unfortunately, we are quite laypersons when it comes to this matter, and the offers are hard to compare due to lack of description of the basement. What should we specifically pay attention to, and how much will a basement roughly cost? The house has a footprint of 11 m x 10 m and the north part is to be basemented, about 11 m x 5 m.

A partial basement is rarely worthwhile, as it almost costs as much as a full basement. The 19,000 EUR presumably only refer to the pure masonry work without earthworks, insulation, doors, wiring, light shafts, etc. The 50,000 EUR offer can therefore be quite accurate.

You should always insist on a meaningful description of the basement. If the contractor asked for an offer refuses this, step back from further considerations, because usually then even more is amiss ;)

A partial basement of the size 11.00 x 5.00 m should cost about 45,000 EUR including the necessary earthworks.

Thank you very much in advance for the really quick and informative answers. I will upload the construction description of the basement for 19 TEUR this evening. According to the statement of the civil engineer who prepared the offer, everything is really included here, so no hidden costs.

How much more would a full basement cost?

I have now scanned the first page of the construction description. This is what I have available for now. Can you make out anything from it or is something missing? What points should I specifically inquire about? What do you think?
