Basement offer - What do you think of our concept?

Dear community of builders and construction professionals,


We are currently in the bidding phase of our construction project.

We want to build a solid city villa on the outskirts of Berlin with approximately 160 m², a full basement, and an attached garage.

We have already purchased a plot of land with 800 m² and had a soil survey conducted. It states that there are clay layers in some places, which can lead to groundwater accumulation.

We have now received the following basement offer (approx. 80 m²):

Full basement - waterproof concrete - according to the construction specifications: raw construction height 2.50 m, exterior walls 30 cm thick as a white tank with bitumen thick coating and insulation, backfilling, interior walls made of sand-lime brick and plastered, joints finished ready for wallpapering, interior doors, solid wood staircase with railing and ceiling edge paneling, screed, electrical installation, windows, etc.


Cost: 54,000 euros


Additionally, underfloor heating will be installed in the basement. I want to set up a home cinema in one room later. Otherwise, it should serve as storage and a wine cellar.

What do you think of this concept? Is it perhaps overkill?
