Barn conversion to a 120m2 residential house - What costs are involved?

Hello everyone, we are currently in the process of buying a property with 1000 sqm of land. There is an old residential house and a very well-preserved barn on it. The residential house is to be renovated and rented out. The barn, about 120 sqm, is to be converted into living space and inhabited by ourselves. I have now identified 3 architects who are familiar with historic buildings and barn conversions. On-site discussions will take place soon. In advance, I would like to know if anyone here has already done such a project and what costs arise. I once read that you have to calculate with 1000€/sqm. Most of the costs are for insulation/heating/pipes. Maybe someone here has already completed such a project

There is already a lot of discussion about "normal" construction prices here. I believe that in a project like this, the price range will spread even wider.

Just around the corner from us, someone converted a listed barn into a music store. And it was really built in. So to speak, a house within a house concept. The barn’s roof was sealed and reinforced, and the structure stabilized, but otherwise nothing was altered on the outside (listed building). And inside, complete rooms, levels, etc. were built in timber frame construction, detached from the barn. However, the project cost significantly more than 1000 euros/sqm.

I think you should wait for the three appointments first. Then you will be wiser.

A side note: Before you buy, you should clarify whether the conversion of the barn into living space has any chance of success at all.

Thank you for the response. I have inquired with the district administration regarding the conversion of the barn into a residential house. That is possible. The building is also not under historic preservation, although it was built in 1785. There is no building plan in the municipality, but the design statute applies. Since the barn borders neighbors, this must be clarified in advance. I think we also have to insulate it from the inside, or a house-in-house concept would also be conceivable. We estimate with 200,000€.

Roughly, you can simply calculate with the costs for a corresponding new build. What is supposed to be a 'very well preserved' barn? Probably nothing more than walls and a roof. Demolition and new construction would probably be cheaper.

I would also say new building costs. Usually, you can barely reuse a few walls, but then more as decoration rather than for protection. Good luck - exciting project

A demolition is out of the question for us. We have deliberately been looking for a barn to convert. The roof is in good condition. Otherwise, it is a barn built with rubble stone. It is also not too large. We estimate a maximum of 100-120 sqm of floor space.
