If I were you, I would still take a look at the registered tenancy law, provided you have a great relationship with each other, so that your grandpa actually does not need the land register entry as security. The background is, if your grandpa ever has to go into a nursing home and his pension is not sufficient for that. The social welfare office will then count his QM share as rent that you have to pay him as compensation. You can object to this, but the outcome is uncertain and it is stressful. This can partially negate the advantage of the early transfer.
However, I have no idea whether this is still current as of 01.01.20 after the Relief Act came into force.

No idea, it's not my area, but I suspect that it doesn't get cancelled since it mainly goes through grandpa's income channel.

The house was transferred to me by my father and not by my grandpa. So I would (as far as I know) be out of the picture initially, and they would go to his children.
