Good tip, thanks!! But if it takes weeks, then unfortunately that is out of the question, because the homeowner probably won't wait that long. And it would be a shame if the house is sold elsewhere, as it fits our wishes (features, location) very well. We have searched for a long time.

Hello,

just a well-intentioned tip from me:

Haste is a bad advisor when it comes to loans - if you think about how long you might end up overpaying just because you accepted the first offer...

Ask the seller if they would agree to a preliminary contract, as you still need to sort out the financing.

Forget this KfW nonsense and make a large down payment (several tens of thousands EUR) into an escrow account. In case the purchase falls through, at least offer the seller some kind of compensation for expenses (e.g. 500 EUR). That should demonstrate sufficient serious buying interest.
