Assistance with the work contract, payment terms

Hello, we are quite inexperienced with the topic of building and are just about to sign the contract for work. Some things are unclear to us: the payment terms: 1. installment over 4 % after the start of execution 2. 15 % for the production of the base plate 3. 15 % for the construction of the load-bearing masonry on the ground floor 4. 13 % for the assembly of the roof truss of the residential building 5. 13 % for the roofing of the residential building 6. 11 % for the installation of the windows 7. 11 % for the interior plaster work 8. 10 % for the production of the screed and commissioning of the heating 9. 8 % after acceptance and handover The proportions of the first payments seem too high to us, furthermore there is nothing in the contract about a percentage guarantee from the contractor. Isn’t that customary?

take a look here:



You should have the documents checked in your own interest _before_ you even think about signing a contract for work. If the payment schedule already foresees 71% for a closed shell, the rest of the contract is surely "interesting" as well.

I would not recommend accepting this payment schedule. To me, it seems as if the trades for the interior finishing are supposed to be paid even before they begin.

Above all, one should not hastily sign the [Werkvertrag] for reasons of time!
