Assessment of strips on intermediate ceilings

Hello everyone,

we are currently considering buying a house and have just had our first viewing appointment.

It is a prefabricated house from 1978. There is certainly still quite a bit to do, but basically the structure made a pretty good first impression. The floor seems solid and does not creak, etc.

However, two things are definitely to be criticized:
1. Water damage on a basement wall due to a leaking gutter and resulting frost damage to the entrance stairs below.
2. Strange shadowy stripes on an intermediate ceiling. I would like to get an assessment of this, if anyone knows the phenomenon:

I am referring to the stripes on the ceiling, which run from the wall into the room.
Due to their regularity, I suspect that these are impressions of the beams in the intermediate ceiling. But I am an absolute layperson and can only make assumptions. If that is the case: Is this a problem, or is it normal for a prefabricated house after 45 years?

That looks as if the wall connection is leaking and dust would create the pattern..

Say: A leak between the wall and the suspended ceiling, through which air passes?

The question would then be where exactly the leak is. The wall is an exterior wall. But I suspect that the wall runs continuously and the intermediate ceiling is recessed, so the leak is probably between the floors and not to the outside, right?

The prefabricated houses that I partly know have drafts everywhere in the ceilings; back then, they were not so careful with sealing and such.

Prefabricated houses from the 1970s are generally of very simple construction and modest build quality. The insulation of the exterior components (roof/top floor ceiling/floor/exterior walls) will be minimal and will hardly meet today's standards. The very simple construction will also be reflected in component connections that will not be airtight. The conspicuous streaks on the ceiling are – as suspected – the result of such leaks through which dust is blown in.

You should only make your purchase decision after prior inspection by a qualified architect and should not rely on the information provided by the broker/owner. If no verifiable information on the building construction is available, the basic quality of the property can at least be assessed sufficiently accurately during the on-site consultation of this purchase advice. This will allow you to better calculate the renovation/modernization effort. Prefabricated houses from this period can also still be contaminated with pollutants that are released into the indoor air. This can also be checked before purchase by means of indoor air/dust or material analysis.
