Maybe it simply helps you to inquire at different banks, with us one bank valued it completely differently than the other bank. Our property was worth €50k according to Bank A and Bank B accepted the purchase price of €130k and fully financed it as a loan.
I also learned that there are banks that do not finance mixed-use areas at all, or it depends on the actual neighborhood. Apparently, the risk of price fluctuations is too high.
I was able to have another conversation, the values were insignificantly different. This will be an interesting conversation with the real estate agent, but I am probably not the first to tell him that.
