Schönden good day,

I am new here, dissatisfied with my living situation, and want to downsize, among other things.
I have an older house from around 1975. This should bring me about 330,000 to 370,000 when selling (offers from about 2 years ago).

I want to buy or build a single house with a maximum of 60-100 sqm. I do not yet have a building plot. I do not want to move to the countryside but stay in the city (city outskirts). Plots, if you can get one, cost around 100,000.
I need a turnkey solution.

How realistic is my plan in general? Thank you in advance for assessments!

Very realistic. However, (only regarding new construction, there are different prices for used houses) the €330,000-370,000 will not be enough for a turnkey new build. So you either have a bit of savings or you need to take out a small loan.

Infill development is in. Wouldn't your current plot possibly allow for a second building plot of this size?

Thanks in advance for the assessments! How high should the loan or the necessary remaining amount approximately be? It is not possible on the existing plot.

Between T€ 50 and T€ 700. Depends on your wishes. - actual selling price of old house - size - equipment - cellar - garage/carport - terrace - outdoor facilities - own services - additional construction costs (mainly earthworks due to sloping site, etc.) Just take a look online at what house providers charge for houses of this size. How are we supposed to know exactly what you want.

The offers will no longer be available this year. Basically, building a house is of course possible. However, there is no single bonus. On the contrary: the financing bank will only have you as collateral, so everything is a bit more difficult than if two people are on the loan agreement. It depends on whether you bring home a net income of €2000 or €4000.
