Are repayment rates over 10% possible for construction loans?

Hello,

does anyone of you know if it is possible to repay a construction loan with about 15% repayment? Various calculators I have looked at stop at 10% repayment. However, it is not possible to finish the construction loan after 5 years this way. Do you know if banks do such things?

Just ask the bank you trust.. why shouldn’t it work? It’s surely just a matter of negotiation and the margin on the interest rate. You can also repay a loan before maturity... that just costs extra.

Alternatively, you make a 10% repayment and the rest via special repayment. The special repayment option is already included in most loans anyway.

Since I don't know whether the income is that high or the loan that low, here is a note that [Baudarlehen] only start from a certain amount (e.g. 50,000€).

Hello,
But special repayments are only allowed up to 5 percent, right? If I now had a loan of 120,000 euros, I wouldn’t be finished in 5 years.

With the short term, you can save the surplus portion over 15% and pay it off at the end of the term.

Otherwise, speak with a local bank.

Full repayment loans with a fixed term have higher repayment rates. These usually even have lower interest rates.
