Are phases 1-4 sufficient? Or additionally 5?

Hello dear community,

we have commissioned the service phases 1-4 through our architect.
We do not know what service phase 5 includes and whether we need it.

Can someone explain the difference or give examples?

Phase 5 will definitely be required in your opinion, as these are the detailed plans that the craftsmen/companies use on site for construction. Phases 1-4 cover planning up to approval. Phase 6 only comes into question if you plan "individual awards" for the trades. With turnkey construction, this is not necessary.

No, because all relevant building materials, materials, performance values, key data, and, if applicable, required manufacturers must be specified. For example, which bricks, insulation, etc. Execution plans are usually also in a larger scale than in the design planning (floor plans and sections at 1:50 scale, details from 1:20 to 1:1 scale).

We have an energy consultant (KFW supervision) who determines the materials. Isn’t that enough?

I have an example picture from our friends. Is this plan from performance phase 1-4 or performance phase 5? (unfortunately, they don’t know themselves)

An energy consultant will NEVER determine the materials. First and foremost, the structural engineer specifies what needs to be done (depending on many circumstances to be considered). An energy consultant can possibly widen the insulation. Often, cooperation between the energy consultant and the structural engineer is recommended. They don't know? That's unfortunate! They should! I can't answer that. Why don't you ask your architect?
