We have tendered identically (including the painting of the stair harp) for 145m2. The offers were roughly between 11k and 15k, depending on how much effort was assumed for filler work. In this respect, I do not find the offer unusually high; you also have to take the local price level into account if necessary.

So, when roughly estimating, I come to just under 500 sqm. The local price offer shouldn’t be quite that high. We are building in SA. The prices there are actually quite reasonable, but I already found that high.

In case of uncertainties, I always found 2-3 offers helpful for comparison. Also to see who works how, who brings which ideas, etc.

Best to simply get more quotes. But I find the price quite normal. It really depends on the quality of the filling and sanding.
