Almost six months after moving in, cracks have appeared in all rooms. All run horizontally, some are up to 80 cm long. The first cracks are just starting to form on the ceilings. The site manager downplays it and refers to "completely normal settlement cracks." We do not want to accept this. To what extent are such cracks really normal and to be considered construction tolerances? Can I force the general contractor to fix the defects? Thank you very much for your help.

Hi,

I am bringing this up because we have experienced the same. The horizontal cracks in particular are causing us great concern. The site manager is also downplaying everything and said that it is normal.

However, we do not agree and will take action against it. We will now also commission an expert to take action.

Perhaps there are further experiences.

No, I do not find that normal. Those cracks would drive me crazy. Have an expert come here and this serious defect must be remedied.

So horizontal floor plans are not normal, for me even worrying. The people who downplay this as a triviality are acting negligently. An expert can determine the dangers.

I wouldn't interpret those as settlement cracks. I also saw that in a building, and the owner immediately called in a specialist. There is no time to waste here either.
Under no circumstances take it lightly.

I do not consider this a construction tolerance either, and cracks of a length of 80 cm are considerable. What needs to be done now must be decided by an expert. But action must be taken.
