Are future neighboring houses considered?

Hello,

for us it is already too late (the shell construction is standing), but I would be interested to know how you dealt with it when the houses on the neighboring plots were not yet built. Did you try to estimate the location of the neighboring houses when planning your house, did you manage to stay somewhat flexible, or did you simply plan according to the current state of the plots with the attitude "What will be, will be, it can't be changed anyway"?

We tried to orient ourselves more by the cardinal directions, the topography, and the landscape. But ultimately the future neighbors can still block almost all our light sources and views.

The houses at least have to keep a minimum distance, but the garages can be stuck anywhere.

Oh dear, I understand. I already see something like that nearby here as well. :-( Unfortunately, I suspect the future neighbor's garage in front of our terrace. :-( At least we have the large living room window to the south separated from the terrace... With some luck, at least one of them will remain presentable. ;-)

When building itself, we didn’t pay much attention anymore because it simply wasn’t necessary due to us having considered it when choosing the plot.
We have a corner plot in edge development. We have only one neighbor on the northeast side. Here we placed the carport and storage room. :)

But apparently, many people haven’t thought about it at all. With a northwest-facing garden, small sun terraces were even specially created in the southwest, which have been permanently shaded ever since the neighbor built their garage, and things like that.

One person realized after the shell construction was completed that they would never have sun on their terrace if the neighbor built too close. Luckily, they had the money to quickly buy the neighboring plot :D

But sometimes the plot situation doesn’t allow much, or the residents simply don’t care that much. Everyone just has their priorities somewhere else...

Yes, I didn't really see the advantages of such a corner plot back then. However, from today's perspective, that would not have been an option for my husband either. (Rand was already completely gone here.) Perimeter development is of course the best of the best, congratulations! You were quick when the building area was developed, weren't you?

Wow, your neighbor was able to simply buy the neighboring plot too! Either he is rich or the land prices are much cheaper where you are. :-)

My husband simply prefers to have the garden away from the street. Even if it’s just the edge of town. But, for example, the city bus regularly drives there (Yes, the location of the residential area is very good. :-) ) and the street has a very wide sidewalk, which we always have to clear in winter as well. :-) A corner lot right on the edge is of course something completely different, probably you don’t even have a street around your corner? :-) The edge plots in our area were probably already secured by insiders before the building area was "published". :-( Well, I’m glad we still found a pretty good plot at all. We had already searched the entire nearby surroundings. I don’t want to complain about our plot either, but it’s just really bitter that now, without neighbors, such great light and views to the forest are there, which will disappear. :-/

Shoveling snow is definitely a more significant argument in Bavaria than here in the flatlands of Lower Saxony :D We basically have a nature reserve area at the back, the aforementioned neighbor to the right, and on the left a small dead-end street used by two neighbors (who live opposite on that dead-end street). So, not much going on on the street. Luckily, we were the insiders in our case. :D We actually didn’t want to build at first but wanted to buy something. During the search, we found out by a silly coincidence that the city council had just decided to designate an area as a development zone. The potential development area had actually been divided into individual parcels and approved with a development plan years ago, but development was postponed indefinitely because other projects were more important. After many people expressed the desire to the city to definitely build in that area, the city decided to proceed with development. By chance, we got to see the plans before publication, and my wife and I joked that if we could get this one plot, maybe we would actually build after all. The person opposite just laughed and said, yeah, that’s not bad, but it’s privately owned. But I believe they probably want to sell because the family moved away. He gave us the phone number, and we called there the same evening. Just one day later, we agreed on the purchase price (which in hindsight was quite cheap) and ordered the notary right away. It was just a bit of luck...
