Hello forum,

we are building a single-family house with a glass bay window. The foundation of the glass bay window runs 1.3 m deep from the outside of the brickwork and has a width of 4 m. The ceiling height will then be 2.58 m. It was now determined that due to the roof slope (the roof was supposed to be simply extended) the patio doors and 2 windows are only 1.82 m high. We then have to crawl out of the approximately 1.72 m high patio doors, only to get caught on the gutter. If we don’t hit the ceiling first.:mad:
No one noticed this. At least we had submitted photos of the bay window to be planned. The acceptance of the photos was also confirmed. The bay window was not supposed to have a lintel in the transition area between living room and bay window. The ceiling height was supposed to be continued.
For the first time today, we received the section drawing indirectly. The site manager seriously said that we could still gain 5-10 cm. Well then, we are looking at a thick wall/ceiling of 80 cm + gutter. You’ll probably still see a bit of grass.
Isn’t this already blatant nonsense? Are we again the only ones liable for these planning errors?

Hello construction expert,

regarding your question about the depth. The Krakarm floor slab extends 1.3 m beyond the masonry. So attached to the living room 1.3 m + wall thickness of about 0.47 m. The architect is from the general contractor, we won't be able to get to him. The architect apparently never saw the pictures of the bay window, nor took them into account until now. The section drawing "bay window" was only made by the architect in December. The house is finished with brick cladding, the windows are to be installed, and the bay window as well. We now have a huge hole in the living room. The general contractor has not commented on how things will proceed, I think they are working on a solution. The fact remains that the bay window will probably not be built as confirmed in the offers...

Hello,

Thank you for the submitted explanation.

As it reads, you can probably assume that the result deviates from the plan.

On the other hand, there are several possibilities to fix the "nuisance" – for example, the bay window can get its own roof matching the rest of the building, or the main roof can be extended over the bay window accordingly. I can therefore imagine that the remaining windows will be installed first and the general contractor will look for the responsible party in the meantime – someone has to cover any additional costs that may arise. It is important that you are informed – before anything is done to the bay window – about the execution and the coverage of any additional costs.

Kind regards

Unfortunately, nothing happened – construction stop. Great, over the weekend the interior plaster was applied, on a 4 x 2.7 m hole in the living room, without heating, no windows in the basement and guest shower room. An ice layer is forming on the plaster. The basement with walls is completely wet (according to the Private Builders Association expert), so the mason partially scraped off the finishing plaster again (frost and water damage) – the general contractor is now demanding money for the interior plaster. Of course, there is now also a reminder for the windows not installed and another reminder for the unfinished rough installation!!! Time for a lawyer?

Ask your appraiser what he advises. Is the company solvent?
