Hello everyone,

I would like to know your opinion on this topic.

Our construction project is planned to be a single-family house with about 150 sqm of living space, a basement, a pitched roof, and 2 full floors. Since I am an HVAC technician myself, I have drawn the plans myself so far and handed them over to the architect.

We currently have an offer from an architect who would carry out LPH 1-4 with us (flat rate offer €10,000 net). Now we would need to obtain offers from the structural engineer (arrived today: about €5,000), from the energy consultant, and possibly a construction manager.

The architect advises us to request turnkey offers from various companies for the building permit based on his revised plans.

Since I will carry out the plumbing/heating trades myself and possibly also the electrical work, we are wondering whether turnkey is worthwhile or if the companies would accept that as well?

Acquaintances have told us that it would be more sensible to have the architect do everything because otherwise there can be points of friction with too many contacts.

What do you think about that?

Just from the last two months, you can find plenty of threads here on the topics [Architekt sinnvoll] / which service phases / who should award the trades / who submits the documents to the building authority, i.e. these aspects have all been discussed very recently (basically fresh off the oven).

11ant is right. Use the search function, as everyone says something different.

We are doing it almost like you.

We are letting an expanded shell be built and coordinate everything else through known tradespeople who know each other, so we are taking the risk that it will be more complex.

Our architect charged 4500€ for phases 1-4, just as a reference. 10000€ is almost the standard rate :-).

Fee agreements below the minimum rate are invalid. Please always keep that in mind.

An architect in my circle of acquaintances once said, yes, there are certain colleagues who do it below the minimum rate, but only for service phases 1-4. The phases without major liability, without much effort. However, he also considers these to be overpaid according to HOAI. But what the heck, if it fits the project or if you plan to continue with a general contractor afterwards, then it’s fine.
