Approach to adding floors to old buildings in a renovation area

Hello,

I would like to ask for your help with the following matter.

We intend to extend a single-family house with a flat roof by adding a story with a pitched roof. The construction is welcomed by the city, as this would restore the pre-war cityscape. The house is located in a redevelopment area. The building permit inquiry has already been submitted to the building authority of the district and approved by the city.

Who do I need to contact now and in what order??
-Bank
-Tax advisor (since repayment is planned through taxes (rental apartment))
-Structural engineer to clarify whether the old walls can actually bear the load
-Architect
-Construction company
-or what other contact points are there to also learn about funding opportunities from the city, KFW Bank, or similar?

How should I proceed best in this case to avoid unnecessary expenses if the building structure is not load-bearing?

Architect - clarify what I want, what is possible
Structural engineer - is it technically feasible
Bank and funding options - is the financing basically possible

First, a building survey should always be carried out in order to assess the building fabric. For example, in the case of an extension, this concerns the existing foundation of the existing building. It may not be sufficient and may need to be reinforced, etc.

The building survey should be carried out by the architect who is also commissioned with the further planning. This architect will then consult the structural engineer they trust for the preliminary design and the structural analysis for the building permit application. After consulting with you, they will then create an approvable preliminary design, which initially concludes with a cost estimate according to DIN 276. With this cost estimate, you can then discuss a loan financing.

I hope that the right questions have been asked and answered in the building pre-application so that the further project development up to the building permit can also be based on this?

KfW funding advice is provided by the experts on the dena list. If your architect is simultaneously registered as an "Energy Efficiency Expert" and building energy consultant / Bafa, they can take over this advice.
