Hello everyone,
I am currently in the process of selling an apartment (109m2), 4 rooms, good location with underground parking space in Wolfratshausen (south of Munich). The intended sale price is €444,000. I own half of the apartment. The house I would like to acquire is a semi-detached house in the Dachau district for the price of €520,000. Financing is basically approved by the bank. Initially, the house, just like the current apartment, is to be rented out. Moving in is planned in 5 years when the loan for the renovation of my parents' two-family house (where I currently live in the finished floor) is paid off. Unfortunately, the apartment cannot be rented out otherwise and I am not registered in the land register, so it is not my property.
However, I have a problem: I can only purchase the house once the apartment is sold, right? Because the equity (€170,000) is supposed to come from the apartment sale. Otherwise, I unfortunately do not have equity of this amount available. Since houses in the area sell quickly, I cannot keep the seller waiting forever.
Do you have any idea how I should best approach this?
