Apartment purchase in a multi-family house, energy efficiency class G - risk?

Hello everyone,
while searching for a home, we visited an apartment that appealed to us and we have an interest in purchasing it. The bathroom, guest toilet, and kitchen have all been renovated, and the apartment is very well maintained.

However, the apartment is located in a building with 6 units from 1979 with an energy efficiency class G (final energy consumption 206 kWh/(m²a)). The energy certificate mentions the following improvement measures:

1. Installation of a solar thermal system for drinking water
2. Insulation of the top floor ceiling
3. Insulation of the exterior walls
4. Insulation of the basement ceiling
5. Recommendation to install a condensing boiler

Now we are concerned that, given these measures, a purchase would carry risks, as we would face high renovation costs in the future. The maintenance reserve contains €40,000 – on the one hand, this is a lot of money, but on the other hand, I have read about insulation costs that would significantly exceed this amount.

Therefore, as laypersons in this field, we would like to ask in this forum whether our concerns are justified?

We would be very grateful for any advice.

Is the reserve 40,000 euros per party? Or total?

Well, most houses in Germany will look like this. And they will all be little or not renovated at all, simply because nobody has the money for it. That’s why your apartment is also cheaper than a new building. You could buy a new building with clear A...

What does it say in the latest minutes of the owners’ meeting? I know the topic from many meetings – almost nothing ever gets done. Or the maintenance reserve fund is increased for a few years and a single measure is carried out.

That is the reserve fund of the entire community.



It is heated with gas (underfloor heating), hot water with an instantaneous water heater.



It is as you write – only the most necessary things are done, for example, at the last meeting it was decided to replace the lighting in the stairwell. Otherwise, the money is set aside for emergencies.

40k is far too little, even for the external insulation... But yes, renovations will only take place once this is decided at your possible future meeting... Most people usually don't do this so far (see above). Whether this makes sense is another question...
