Hello,
we need to finance 380,000 euros for our house construction (the rest is covered by our equity) and would therefore be at our house bank. Since we have already financed two apartments with a building savings plan and both would have been better off in hindsight with an annuity loan, I already indicated before the appointment that we would prefer an annuity loan, but of course are open to other suggestions. At the appointment, we were advised the following option:
100,000 Wohnriester in my wife's name, fixed at 378 euros monthly for 25 years, then paid off. 100,000 Wohnriester in my name, fixed at 378 euros monthly for 25 years, then paid off. 180,000 as an annuity loan (bank's proposal: 0.81%, 10 years fixed interest period)
The alternative would be a completely normal annuity loan: Fixed interest period 10 years: 0.81% Fixed interest period 15 years: 1.14% Fixed interest period 20 years: 1.26% Fixed interest period 25 years: 1.69%
Regarding the Riester option, it would probably be important that we have two children.
Is the Riester building savings option really the more sensible one?
