Annuity loan - Offered interest rates / Key points?

I have here a current condition from a small regional bank (which cooperates in the background with a Pfandbrief bank). They offer a 30-year fixed interest rate at 2.19% effective.

If the bank is not allowed to resell the loan (see contract), I would seriously consider accepting the offer ;) They seem to need it.

PS: Which loan-to-value ratio does the condition refer to?

Go to a Volksbank and have them give you offers from the real estate banks within the association. They offer the conditions mentioned by toxicmolotov.

My contribution from another thread dated 05/17: Today's comparison condition at Volksbanken for example 30 years fixed, 1% repayment, 80% loan-to-value ratio, 2.42% nominal (no special repayment possible)
With a real loan it would be approx. 2.10% nominal


The above conditions were standard conditions, unnegotiated.

I just don't need a loan right now, of course the condition refers to a mortgage loan.

And is that now 60% or 80% in private residential construction?
