Hello

My girlfriend and I will probably sign a contract for the land purchase next week.
Now the bank suggests registering the land charge at the same time. It is supposed to save costs.
The land charge should be in the amount of the loan. Is this procedure common?

Regards Sven

What speaks against it? The mortgage deed has to be created anyway, and you save yourselves an appointment. However, since the notary bills according to his fee schedule, the price should be the same regardless of when you create the mortgage deed.

We had to pay the travel allowance twice for the same appointment (for the mortgage + notarization of the property),... The notary simply rejected our objection and we didn't want to go to court over 45€,.. Accordingly, we could have also made 2 appointments

If the loan amount is still unknown, one can also have "...in unlimited amount..." or similar entered.

Unfortunately, that is not true! An amount must be specified.

I would also never let someone put in "too much"
