Additional costs when buying a new-build apartment - experiences?

Hello everyone,

I know that the forum deals with the topic of house construction, but maybe someone also has experience with apartment construction.

I would like to know if, in addition to the purchase price of an apartment in a newly planned multi-family house, various additional construction costs are to be expected?

For example, according to the advertisement, purchase price 4-room apartment 300,000 EUR plus garage 15,000 EUR. Clearly, property transfer tax and notary fees apply to the total purchase price, the fitted kitchen has to be included, additional costs for special requests... but otherwise?

Is it common that various additional construction costs such as soil surveys, house connections, etc. have to be paid "by the builder"?

Hello,

no, that is unusual and should be indicated. However, I would post the wording once. If "turnkey" means, many things may not be included (e.g. floors).

We do not yet have a concrete offer or even a construction service description; we are currently just looking around for the first time to find out what we can/want to afford.

According to the advertisement, the equipment is described as follows, among other things:

• 2½, 3½ and 4½ - condominium apartments
• KfW-Efficiency House 55 (according to the Energy Saving Ordinance 2016)
• Apartment entrance door with 3-point locking system
• Window fronts with triple glazing
• Electric shutters
• Underfloor heating and additional towel radiator in the bathroom
• Modern flooring of choice
• Video intercom system with color monitor
• Bathroom with walk-in shower and bathtub
• Separate guest toilet
• Storage room with washing machine connection in every apartment
• Balcony or roof terrace
• Separate cellar room for each apartment
• Pellet heating system

Just as an example:



could mean that a laminate floor is installed for 10€. That is modern, but not high-quality or a premium covering. Be careful :)
