Additional costs - What does it include?

Hello everyone,

this only indirectly fits into a house building forum, but maybe some of you are familiar with it.

I am already preparing the utility bill for our tenants. It's the first time and I don't want to forget anything here.

So far on the plan:
- Chimney sweep costs
- Building insurances
- Property tax
- Waste fee
- Water/sewage fee
- Electricity
- Gas
- Salt for the softening system

I can't think of anything else right now.
Everyone has their own telephone line/provider.

Have I forgotten anything?

There are many, many lists on the internet and elsewhere. They are all irrelevant. Only the list in the rental agreement and the operating costs ordinance counts. In this respect, compiling them here is obsolete since we cannot know what you have agreed upon.

Clauses like "the tenant bears all operating costs" are invalid, thus ineffective, and all costs must be borne by the landlord – that also exists. A definitive list is required, which is part of the contract.



Too general. Recurring maintenance work yes, costs for initial commissioning for example no!



Also too general. Residential building insurance, building liability insurance, glass insurance ... yes, for example rental loss insurance or legal protection for the building no. Furthermore, the principle of economic efficiency always applies, i.e., the tenant can present comparative offers to justify that the premiums are too high (landlord: "I have everything with Allianz, it’s more convenient that way" does not count). Then the landlord has to bear the difference.

Hmm ok, first of all thanks.

I'm only concerned about whether I have forgotten any "typical" additional costs.

There is no rental agreement. (Please no discussion about that)
By building insurance, I mean fire, water, storm/hail.
