Hello,

which additional costs besides real estate transfer tax and notary fees occur when purchasing a plot of land and in what amount? (land register?)

Only the costs you mentioned: notary, property transfer tax, land register fees. How much? There are hundreds of calculators (also on real estate platforms and broker platforms) online that calculate almost exactly to the cent. Notary and land register fees possibly multiple times if a land charge has to be created or if there are additional rights to be registered. Additionally, surveying costs may apply if you are buying only a small portion of a larger whole.

Broker possibly still. Can be up to 7.14% after all.

Probably not relevant for you: You are not buying the land and the house from the same company? That would increase the real estate transfer tax. If it is already developed or not, development costs will be added. If these factors are not applicable, see above. :)

I have now received the invoice from the notary and transferred the purchase price for the plot.

Apart from the real estate transfer tax, which is 3.5% in Bavaria, is there anything else? ([Grundbuch]?)

Can the remaining costs also be calculated/estimated?
