Additional costs for excavation due to rock, etc.

Hello,

we are about to purchase the property and already have an appointment with the notary in 1.5 weeks. In spring 2012, we plan to build a house. Now the question is bothering me, what if during the excavation the digging company encounters rocks or similar? How can I protect myself from additional costs? Am I on the safe side if I, for example, agree on a fixed price with the digging company?

I would appreciate answers.

The only viable way is to commission a geologist to create a soil report before signing a work contract for the house. The values listed in it will enable you to negotiate with any excavator of your choice. Without exact knowledge of the soil conditions, this idea of negotiations will be in vain, as no excavator buys a "pig in a poke" ;)

The values listed therein will enable you to negotiate with any earthworks contractor of your choice. Without precise knowledge of the soil conditions, this idea of negotiations will come to nothing, since no earthworks contractor buys a "pig in a poke." Just as little as you, as an electrician, would give a price quote for, for example, electrical rough-in installation without inspecting the site ;)
