Right, I lost 30k after all. I had rounded the 670 up to 700. Why do I have no chance with 50k? The rate would be 1160 EUR and in the worst case we would have a net (counting my wife now) of about 4500. I don't want to sugarcoat it.. I’m actually hoping for a "You’re crazy.. don’t do it" here.

350,000 instead of 480,000 would be my "sleep well" option. Save another 130,000 together... oh that will take time. And who’s to blame: The tax office!

It is still missing how the 700,000 are composed exactly, what your actual monthly expenses are, and what the actual income is.

Even with a high income and expected high special repayments, I would still choose terms of 15-20 years for this high loan amount for security reasons.

But as has already been said: Actually, there should be a regular repayment between 2-3%, if only for disciplinary reasons.

The thesis that the interest rate level will drop further is dangerous, as this would very likely be accompanied by a further worsening of the overall economic environment (otherwise the interest rates would not be lowered). And whether one wants that when taking out a large loan, I don’t know...

Why is the tax office to blame? Nice that people who earn a lot of money also have to pay taxes! Don’t you use public facilities, roads, etc.?
