Hello everyone!

Yesterday we had a pleasant consultation and planning meeting at Town & Country. What puzzled me, however, was that it was said that there has been no KfW 70, KfW 40/40 plus at least since the beginning of 2017, as that was too complicated for the KfW. It was said that there are only houses according to some standard (presumably Energy Saving Ordinance 2016?), and also houses according to the "E55 Standard."

Did I misunderstand something? What was meant?

Best regards, Christian

The standard KfW70 is no longer subsidized because since the Energy Saving Ordinance 2016 replaced the Energy Saving Ordinance 2014, it must already be met by law, so there is no extra funding for it.

Energy Saving Ordinance 2016 is practically KfW70, only now without subsidies. KfW55 is still subsidized, as is KfW40 – however, for the latter standard, conditions must be met that some providers find too bothersome or their builders ultimately too expensive. "The promotional bank no longer wants that" sounds better than "spare us the extra work."

You don't necessarily have to go to the Kik of house providers.

Funny, our Town & Country visit also revealed that we should simply build according to the Energy Saving Ordinance without KfW. However, the offer was ultimately overpriced anyway, and the services were mostly stated to be cheaply executed. But there is no KfW55 and 40 and I believe also 40+. Just have a look at the KfW website about the loans. I have also only ever had better experiences with masonry builders. Their offers were usually cheaper than prefabricated house providers/ timber frame constructions. Especially when "extras" (which are standard with proper providers) are added.

Even among the solid construction providers there are definitely some fools who, thanks to U-value calculators, save themselves from any own thinking about wall structure and the like. In boom times, even builders (and architects) have a chance who the market would have otherwise quickly sorted out. The advantages for the client mostly come from the fact that they are typically medium-sized businesses operating regionally and still have to live off their name there tomorrow. Big brands rename themselves if necessary when they have ruined their reputation. And their quality is sometimes quite mixed; there are good and less good franchisees. And that sales talk should be taken with caution probably applies in all industries. Whoever reads for themselves is clearly at an advantage
