Just look at the different costs. You can already see that the two use completely different values. That should at least make you wonder.

Much has already been said.
Underfloor heating ~5000.00
Roller shutters ~3-4000.00
Then possibly a controlled residential ventilation system for ~10,000.00...
T+C houses have a low standard, otherwise they are not so cheap.
You want medium standard? Then another 10,000 euros on top, buffer for extras (they always come) another 10,000.
For us, we have good and basically load-bearing soil, still an additional 3,500 for the foundation slab comes, then here and then there... you can stumble if the calculation is not correct.

You should take the time to read in the forum... especially the financial topic is discussed here anew every day.

What do you want to hear? That we say, Yeah sure, this is awesome, everything fits?!

In the version without a granny flat, Ypg and I have already written quite a bit about what else is coming. The great values for the ancillary construction costs don’t add up at all. And if a controlled residential ventilation system etc. is supposed to be included, it becomes even more unrealistic.
It’s just the way it is, a house has a price. If it gets cheaper, you get the absolute lowest standard, or the construction quality is rubbish. If you sign it like that, in the end, you’ll need €100,000 as additional financing from the bank. Educate yourself thoroughly, talk to other providers, and don’t just look at the number at the bottom right. That’s dangerous.
