1-story with developed attic according to the building code of Schleswig-Holstein

Good day,

we are currently planning our house with our developer, but he cannot even tell us whether and what we are allowed to build according to the development plan and the state building code of SH. The developer believes that we have to add a bay window (at an additional cost of over €15,000). Apart from the fact that we don’t want that at all.

Our wish is a single-family house with a higher knee wall (over 1.50 m so that we can still install ribbon windows). We do not care whether it is a gable roof or a hip roof.

Development plan:
Roof pitch: 20-48°
Eaves height: 5 m
Ridge height: 9.5 m

We understand the state building code to mean that we have to ensure that no more than 3/4 of the ground area of the ground floor has a height of over 2.30 m. According to our design, the guidelines should be met, right?

Could someone please help us here to determine whether our design complies with the guidelines? Or if we really do have to add a bay window?

No. But your upper floor is so full! 93% instead of 75%.

The areas are based on the external dimensions. And the 2.30 then
The intersection points with the dashed lines are not easy to see now, but the 8.79 m between the two intersection points of the 2.30 m line with the roof covering seem to fit. Assuming a rectangular floor plan, the ground floor area results in 9.50 m x building length and the upper floor area >2.30 m in 8.79 m x building length. OG/EG = 8.79/9.50 = 0.93 > 0.75 => full floor.
I cannot follow your calculation.
Then it probably can no longer be called a bay window. If the building length is 10 m, the "bay window" would have to be at least 22 m² in size!

P.S.: The maximum allowable eaves height is also exceeded.
