1-story construction with gable roof > attic or loft?

Hello everyone.

I have a plot of land here with the terrible specifications.

Stories: I
Knee wall height: 50 cm
Roof pitch: 30 degrees
No dormers allowed



What confuses me about the specifications is:

What do you call the story above the ground floor now?
Is it now an attic or a loft?

Or is it (despite the tight specifications) still simply a house with a gable roof?
Where you can normally live upstairs and just have to stay under the 75% (which wouldn’t be an issue here)
I also wonder if there are minimum areas in the attic

Where we would then be here:

Or is this only to be seen as a loft because of these specifications?
"A loft is considered a full-fledged living space if half of the living area or more has a height of at least 2.30 meters"

If the latter is true, of course I can hardly or never reach "half of the living area" with the knee wall and the roof pitch



Just one last question:

Since I am not allowed to put dormers, do you think I could add a gable?

What has been built in the surroundings?

You are confusing full storey and fully usable living space here.

The attic is not a full storey if minimum requirements are not met. This is regulated differently; in your case, 50% must not exceed 2.3 m. Then it is simply not a storey. So only then is the attic not counted as a full storey but only the ground floor is counted as a full storey.

In my opinion, a gable is not a dormer.

But whether it is sensibly and beautifully that wide, I would deny.

I am just wondering if with you [Drempel] and [Kniestock] are the same?

I do not see any obstacle based on the available information to build the pitched roof like over an L-shaped bungalow. For a layperson, you grasped that quickly ;-) Tell me more about the property, here is the questionnaire:

In the drawing, it is a Kniestock, probably at this height typical for Franconia or modeled after it, and unfortunately some development plans contribute to the confusion of terms.
