Hello everyone,
we have now met 5 architects and a property developer in initial talks. In the end, actually two architects are mainly in question, but they differ. The choice is difficult. 1) Young architect team A team of 2 architects and 4 master's graduates. The office has existed for three years and is active in both residential and commercial construction. However, they have not yet completed so many projects in this form (the two architects previously employed in partly different regions, verifiable). They have about 5 projects in progress at the same time. Modern, great houses in planning/construction and already finished, architecturally rather "visionary" and made a good impression in the conversation. We like the style of the buildings very much and would move into some of them immediately. Built residential houses in the 3 years were about 5-6 pieces. Included is a current beautiful and very up-to-date 3D planning also in service phases 1-2 inside and outside.
What we see as a disadvantage: However, they do not have dozens of contacts with all companies and are not so closely networked, but really "very independent." I don’t know if this is so good in the current boom phase - or maybe an advantage because sometimes things are not overlooked? Also maybe a disadvantage in price? Certainly not such a huge wealth of experience as some others, but they gave the impression of being enthusiastic about the project.
2) Established office A team of engineers, technicians and draftsmen with a boss who manages over 100 buildings/business cases simultaneously (from dormer windows to residential construction, all kinds of planning). Builds beautiful houses of various styles and price ranges (from small single-family homes to million-euro projects), is very well known and popular in the region ("You see him often") and is very closely connected with the construction companies through origin and many years of experience, so he knows "everyone and everything." In the conversation, however, it gave the impression that everything would happen "quickly" over 2 months in planning and the awarding of contracts "you can also just do that yourself, that would not be an issue, you can operate a copier anyway." We found that quite strange. However, I would be sure with them that the construction would run smoothly.
What we see as a disadvantage: We would be a number and maybe not much heart and passion would be involved, although the buildings, as mentioned, are good. He did not show much interest in construction supervision, "but of course, he would do it if we want."
What would you tend to choose? We are both around 30 years old and want someone who, like "Bayerischer Traumhäuser" (no idea if you know the show), gets more involved with the builders and also thinks "out of the box." Due to the hillside location and the unique view, there are simply great opportunities to bring the landscape into the house. This should definitely be taken into account.
Counterexample of an architect who was ruled out: "Yes, the plot is not bad, you just put a few windows at the front and have a nice view." --> Yes exactly, and maybe also an entrance door? But not necessarily...
