Hello everyone,

we are currently in the process of acquiring a property. The current and new energy demand certificate was created for the entire building. With this certificate, we have > 300 kWh/m² a and thus by definition a worst performing building. This means we would be granted an additional 10% repayment subsidy under the KfW 261 program with the target EH 70EE standard.

Now my question: In the future, we do not want to use both floors, but only the ground floor shall serve as heated living space. According to EB, in the calculation for the EH 70EE of approx. 170 kWh/m² a, it comes down to 65 kWh/m² per year, since the thermal envelope being renovated does not cover the entire previously used space. The basement, which is partly below ground, would mostly be excluded from the calculation due to ceiling insulation, resulting in a better starting value for the unit to be renovated.

Is it even possible to receive the WPB repayment subsidy if, for example, 300m² were considered before, but after the renovation only 170m² are used, or should the demand values of the "virtual" 170m² be used as the basis for the application? Virtual, since the thermal envelope has not yet been reduced...
