With which provider to build?!

Hello, I thought I’d finally write here after searching and gathering information for quite some time but having no chance of coming to a fixed point :eek: We (man, woman, dog) currently have a house from the 70s that we completely gutted and modernized in 2012. Since we can never find peace, we now wanted to have our house appraised, or rather are in the process of doing so, and depending on what profit turns out (maybe a new plot) we would like to build new. Now I am searching for which company to choose. Our idea is prefabricated construction with a timber frame. We could do the finishing work ourselves (craftsman family) as we also need to save costs. What budget will ultimately be available to us we will only know once we have the price for our current house and possibly a loss calculation if a negotiated sale takes place. Actually, I just wanted to find out here if anyone has already gathered experience with such companies and why they decided for one and against another. And whether more or less everything went well. have you already gathered information in model home settlements or from catalogs?
Why should it be a timber frame house?
And - in which region do you want to build or sell?

Hello Yvonne, we have already been to Musterparks and I already have some catalogs or there are still some on the way. I have some acquaintances who are very satisfied with the timber frame houses. I also have friends who are currently building solid construction, but I was quite shocked by the price they are paying. That somewhat discouraged me. In other words, I want to be able to afford it; if I am wrong, I am happy to be enlightened that you can achieve a similar result with solid construction. However, so far I have only received information from timber frame companies. My problem is that googling about it is a bit tricky. You read both positive and very negative things, so much so that you are really forced to even bring someone in specifically for supervision. We are in the region of Mittelfranken/Bayern. Timber frame houses are always somewhat more expensive than solid houses in the single-family house sector. Timber frame houses are often built out of inner conviction or also because the prefabrication companies almost exclusively use timber framing.

which show home exhibition did you visit?
We were of the same opinion. Everyone cooks with water and many companies are at a high level – the technical differences are rather marginal.
In the end, we also built with Bien-Z....., not least because of the competence, friendliness, and commitment, and it was a shell construction, meaning completely finished on the outside (with complete insulation), inside only electrical/plumbing/water connections/pipes. The overview of all (also possible) costs was very good.
With other providers, there were only vague offers, and from a regional solid house manufacturer we didn’t hear anything at all anymore.
As you already said: many have good products – and the salesperson ultimately makes a big difference.

You usually only see the seller until the contract is signed. After that, other people who are still unknown to you take over the construction. Sympathy for the seller is, in my opinion, pretty unimportant.
