Hi Kfw 70 is in my opinion relatively easy to achieve. A sustainable energy component is required anyway according to the Energy Saving Ordinance 2009. The most cost-effective and best option is solar thermal for domestic hot water. This means that the primary heat generator has nothing to do between April and October. With the right choice of materials for the exterior walls, the requirements can be met inexpensively. For us, the wall thickness was increased from 30 cm to 36.5, no further insulation needed, cost about 2000 EUR. The location of the house and the arrangement of the windows also play an important role. The extra cost for better windows is manageable, but you shouldn’t want a glass palace. Windows facing south are positive, windows facing north are rated negatively. An insulated ground slab is usually also necessary, costing us under 2000 EUR. A controlled ventilation system is also always recommended; for us, heat recovery was added as well. Additional costs for Kfw 70 compared to standard for our 100 sqm bungalow are about 7500 EUR. Thanks to galloping energy prices, we will definitely recoup this earlier than we like...

No one has been able to convince me of the meaningfulness of such a measure if by "insulated" floor slab you mean insulation beneath the floor slab.


In your place, I would not be so enthusiastic that these measures alone are sufficient ;)

Yes, you should always consider the "possible" resale.

It's not about automatically making 15,000 EUR more in proceeds later, but about not having to painfully settle far below the construction cost ;)

I know from friends who are realtors that they hardly want to market houses built before 2000 anymore. And something comparable will happen in a few years with houses built purely according to the Energy Saving Ordinance. Aside from showpieces ... these are marketed based on other criteria; mostly scattered ...

Don't know, with us a standard house from the 30s-70s with a lot of renovation backlog (admittedly with almost twice the size of the plot) costs about exactly the same as my new build completely. I don't worry about a resale value there. But that's roughly the same as a 5/10 or 20 year fixed interest rate period. Everyone gambles differently. But what I actually wanted to say is that I wouldn't just look at the 70 on paper, but at the purpose of the measure to reach the 70! Since I can see with my heat pump what the domestic hot water preparation means compared to the heating demand, in my opinion it is ridiculous to spend a few thousand euros on the roof for that! Better a controlled residential ventilation system.

Everything is bought with us. No matter how old and how poorly renovated. Around Munich, hardly anyone cares right now whether it is KFW70 or something else.

Munich is just being hyped at the moment, sooner or later the real estate market there will change again. But above all, Munich is not the be-all and end-all.
